10 Steps to Buying Your Home in Colorado Springs and the Pikes Peak Region

  1. Consider Possibilities. What do I really want or need in a home? Where do I want to live? What does my future look like?
  2. Use our home search to help you get familiar with the current housing market and become aware of availability, pricing, locations, and features of homes currently on the market.
  3. Create a saved search with your home requirements so that you will receive current updates when homes that meet your criteria go on the market.
  4. Contact me for a Buyer Consultation. We can get acquainted. I will share details you will need to know about the home buying process and you will be able to make an informed decision about professional representation with a buyer agent.
  5. Secure Your Financing. If you are not pre-qualified and need a lender, I can recommend some lenders that my clients have found really great.
  6. Find Your Home. We will work together to find just the right home that you love and fits your criteria. When you see homes that interest you, contact me to set viewing appointments for us to see them. When you find “the one” it’s time for the next step.
  7. Make an Offer. I will provide the specific market data you will need to make an informed decision on what to offer. It usually takes about two hours for us to go over the details of a Contract to Buy. I will negotiate on your behalf to demonstrate to the seller why they should accept your offer.  Once everyone is in agreement we move to the next step.
  8. Perform Due Diligence. We will contact the qualified professionals you select and schedule the inspections you want on the property. After you review the inspection reports, I will negotiate any requests you may have for repairs.
  9. Close. After all issues are negotiated and resolved within their respective deadlines and your home loan is fully approved, a closing date is set. Right before closing we will do a final walk-through inspection of the property and then meet at the title company for the closing.
  10. Take Possession and Move in. Congratulations! It won’t be long before you will be unpacked and enjoying your new home.
